The average budget for purchasing a home falls to 180,000 euros this year, five thousand euros less than the previous year, when it reached 185,000 euros, as can be extracted from the report 'Sustainability in the demand for housing in Spain', prepared by Fotocasa and Solvia.

In this regard, the director of Brand, Communication and Sustainability of Solvia, Víctor González, has assured that price increases are causing the value of residential properties to become a "determining" factor when purchasing.

Thus, the study reveals that the increase in housing prices is producing a change in demand between houses and chalets for flats, that is, the purchase is directed towards a more affordable typology.

In this way, the demand for apartments on intermediate floors accounts for 42.4% of the interest, being the first option, although falling almost two percentage points compared to the previous year. The second most searched option was the house or chalet (41.7%); the semi-detached house (24.3%), the apartments located on the ground floors (19.1%), the penthouses (18.6%) and the duplexes (17.9%).

Likewise, this year, second-hand housing experiences a slight growth in the interest of those surveyed, increasing 2.6 percentage points compared to the previous year, up to 32.7%. As for new construction, its interest falls slightly, to 20.1%, that is, 1.4 percentage points less.

Regarding the reasons for searching for a home, 34.3% of buyers say they are looking for their first home, compared to 11.6% the previous year, when the search for a larger home (28.4% ) was the main reason, an aspect that occupies second position this year.

Having a home with extras (13.5%), having a more sustainable home (12.8%) or wanting to change neighborhoods (11.3%) are other main motivations that push homeowners to want to buy a house .

For the Director of Studies and spokesperson for Fotocasa, María Matos, these changes in preferences are mainly due to the tightening of access to financing.
