The rental price rose 5.5% in the second quarter of the year, according to Fotocasa

The price of rental housing in Spain has experienced a quarterly increase of 5.5% and a year-on-year increase of 6.4% in the second quarter of 2022, with the average price per square meter standing at 11.11 euros, according to data from the real estate index prepared by Fotocasa.

This quarterly increase occurs after two years of falls during the second quarters of 2020 and 2021, until the first stop in the year-on-year decrease in the price of rental housing was detected in March 2022.

According to the director of studies at Fotocasa, María Matos, the rental price is in an "alarming" situation, with an upward trend and "without brakes". Among the reasons, the spokeswoman for Fotocasa has also highlighted the resurgence in rental demand, as well as the decrease in supply, which has been reduced very significantly in recent months.

By autonomous communities, up to ten regions show maximum prices, with the highest quarterly increases in La Rioja (11.7%), Cantabria (11.4%), Region of Murcia (9.5%) and the Canary Islands and the Valencian Community ( 8% in both cases). However, the highest prices per square meter were registered in Madrid (15.18 euros), Catalonia (14.84 euros) and the Basque Country (13.37 euros). On the contrary, the cheapest communities are Galicia (7.91 euros), Castilla y León (7.88 euros), Castilla-La Mancha (6.51 euros) and Extremadura (6.12 euros).

The rental price has increased in all provinces in the second quarter of the year compared to the same period of the previous year and in 41 of them the price has risen since the first quarter of 2021.

The three provinces that have increased the quarterly house price the most in this period are La Rioja (11.7%), Cantabria (11.4%) and Cádiz (10.5%). On the other hand, the four provinces in which the price has fallen the most since the previous quarter are Toledo (2.7%), Palencia (0.5%), Cáceres (0.4%) and San Sebastián (0.2 %).

Likewise, the maximum registered price has been exceeded in 18 provinces, with Barcelona and San Sebastián in the lead, with an average price of 15.75 euros and 15.60 euros per square meter, respectively. On the contrary, the cheapest provinces are Ciudad Real (5.42 euros), Cáceres (5.56 euros), Jaén (5.77 euros) and Ourense (6.03 euros).

By municipalities, in 80% of the Spanish cities the quarterly value has increased, with increases above 10% in Benidorm (20.8%), Cartagena (14.2%), Alicante (12.7%) and Cadiz (10.4%). On the other hand, Cáceres is the provincial capital where the price fell the most, by 4.5%.
