The aggregate turnover of the management companies of residences for the elderly registered a slight growth in 2021 of 1.1%, after the 3% drop experienced in the 2020 financial year, reaching revenues of 4,600 million euros, according to a report of the DBK Informa Sector Observatory.

Among the reasons that explain this increase is the increase in the supply and occupancy of places, compared to the impact of Covid-19 in the previous year, which affected the income of residences.

The management activity of pure private places generated 2,660 million euros, a figure that represented 57.8% of the total. For its part, the contracted parking space management business produced revenues of 1,470 million euros (32%) and the private management of public parking spaces gathered the remaining 10%.

Regarding the number of places, at the end of 2021, more than 5,500 residences for the elderly were operational, between public and private, adding a total of 388,000 places, 1% more than in the year 2020. 75% of the places are located in private residences, while the remaining 25% corresponds to units in public residences.

Of the more than 291,000 places in private residences, 62.2% were pure private places (181,122 places). Meanwhile, the places arranged with the Administration amounted to 109,917, maintaining the upward trend of their share of the total number of private places, reaching 37.8%.

The sector is characterized by having a large number of small-sized companies dedicated to the management of a center and nationally owned. However, in the first positions of the market stands out a group of medium-sized and large operators that manage a large number of residences, some of them of foreign origin.

In this sense, in 2021 the first five competitors gathered a joint market share of 23.7%, which stood at 33.6% when considering the first ten.
