The sale of homes registers its best May in 15 years after raising operations by 27.7%

The sale of homes soared 27.7% last May compared to the same month of 2021, to add 60,059 operations, its highest figure since January 2008 and the highest in a month of May since 2007, when They exceeded 75,800 purchases, as reported this Friday by the National Institute of Statistics (INE).

With the interannual advance in May, which is almost 16 points higher than that experienced in March (11.9%), the sale of homes has chained 15 consecutive months of positive rates.

The year-on-year rise in home sales in May was a consequence of both the increase in operations on new homes, which grew by 13.3%, to 10,268 operations, and the increase in the sale of used flats by 31.1%. , up to 49,791 transactions, its highest figure since January 2007.

92% of the homes transferred by sale in the fifth month of the year were free homes and 8%, protected.

The purchase and sale of free homes rose by 28.9% year-on-year in May, to 55,259 operations, while that of protected homes increased by 14.8%, adding a total of 4,800 operations.

According to the INE, seven out of ten home sales made in May (68.8%) were made between individuals. In total, 41,350 operations of this type were carried out between individuals in May, 26.8% more than in the same month of 2021.

In monthly terms (May over April), the sale of homes soared by 26.8%, its highest rise in a month of May in the last five years.

In the first five months of the year, the sale of homes has increased by 24.1%, with increases of 27.3% in the case of second-hand homes and 11.8% in new homes.

ANDALUCIA, AT THE HEAD OF SALES

Last May, the highest number of home sales per 100,000 inhabitants occurred in the Valencian Community (235), La Rioja (230) and the Balearic Islands (179).

In absolute values, Andalusia was the region that carried out the most home transactions during the fifth month of the year, with 11,715 sales, followed by the Valencian Community (9,496), Catalonia (9,459) and Madrid (8,137).

Fifteen communities sold more homes in May than in the same month of 2021. The largest year-on-year increases were in the Balearic Islands (68.1%), La Rioja (60.4%), the Canary Islands (55.6%), Castilla-La Mancha (52.4%) and the Valencian Community (41.9%), while the most moderate corresponded to Murcia (12.6%), the Basque Country (16.4%) and Castilla y León (18.2%).

By contrast, the sale of homes fell in May in only two regions: Aragón, where operations fell by 1% compared to the same month last year, and Navarra, with a year-on-year decrease of 0.5%.

THE TOTAL NUMBER OF PROPERTIES TRANSFERRED INCREASES BY 14.6%

The farms transmitted in the property registries, coming from public deeds carried out previously, reached 213,034 last May, 14.6% more than in the same month of 2021.

By sale, 20.8% more properties were transferred than a year before, while those transferred by donation rose by 1.5% annually; those transmitted by inheritance grew by 4.7%, and swap operations fell by 0.9%.

87% of the purchases in May corresponded to urban properties, which includes homes, and 13% to rustic properties. Sales of urban properties increased by 23.6% year-on-year, while those of rustic properties rose by 4.9% compared to May 2021, totaling 15,436 operations.
