The rental price rose 0.7% in July compared to the previous month, to 11.3 euros per square meter, and accumulates an increase of 5.6% compared to the same month last year, according to published data this Tuesday by the idealista real estate portal.

By autonomous communities, rents have become more expensive in 13 regions, with Cantabria in the lead, where rents rose by 4.5% in July. In Murcia, this increase was 4%, followed by 2.9% in the Valencian Community, 1.9% in La Rioja, and 1.5% in Catalonia and Madrid.

The most expensive price was paid in these last two communities, with 14.7 euros per square meter, while in the Balearic Islands it stood at 14 euros per square meter, and in the Basque Country, 12.4 euros per square meter.

On the opposite side, rents were adjusted by 0.4% in Castilla y León and 0.1% in Galicia. The price of the cheapest square meter of housing for rent is in Extremadura, at 5.7 euros, followed by Castilla-La Mancha, at 6.2 euros.

The idealista records also show that the Balearic Islands, the Canary Islands, Navarra, Aragon, the Region of Murcia, La Rioja, Castilla-La Mancha and Extremadura reached maximum rental prices in the entire historical series.

By capitals, rents rose in 25 capitals, with the most pronounced increase in Alicante, with 4%. On the other hand, Teruel is the capital in which the rental price has fallen the most during the last month, with a decrease of 3.9%.

As for provinces, the rental price rises in 36 of them with respect to that recorded in the month of June, registering the greatest increases in Cantabria (4.5%), Castellón (4.3%), Murcia (4%) , Girona (3.8%) and Huelva (3.6%).

On the opposite side, Zamora, with a fall of 2.5%, heads the list of provinces that have experienced drops in income, followed by Segovia (-1.9%), Pontevedra (-0.8%) and Cáceres (-0.7%).

Barcelona, ​​with a price of 15.4 euros per square meter, continues to be the most expensive province, ahead of Madrid with 14.7 euros per square meter and Guipúzcoa with 14.3 euros per square meter. Jaén, on the other hand, is the cheapest province (5.4 euros/m2), followed by Ciudad Real and Zamora (5.5 euros/m2 in both provinces).
