MADRID, 26 May. (EUROPA PRESS) -

The Government does not rule out extending beyond June 30 the limitation currently in force of not being able to raise housing rents by more than 2% in rent updates, given the situation in which inflation is still as a result of the war in Ukraine.

This has been advanced by the Minister of Transport, Mobility and Urban Agenda, Raquel Sánchez, in statements to the press from the Madrid Real Estate Exhibition (SIMA), where she has defended that "it makes sense" for the Government to maintain this measure in the current scenario , which has not changed much since it was approved two months ago.

"If there are no changes in the circumstances, especially in social measures, it makes sense for the Government to maintain them. Given this scenario, the Government will extend the measures that are necessary to try to cushion the negative effect of the crisis, including rent limitation, which is of a social nature and helps people cope with this situation", he pointed out.

Asked about the rent bonus for young people, the minister explained that the Ministry has already transferred the funds to the autonomous communities and that these should be the ones that launch the calls in the coming days. In any case, its effectiveness will have retroactive effects from last January 1.

Regarding the threat of a possible real estate bubble, Sánchez has assured that the Government is already introducing new tools and instruments to avoid any outbreak, although he has highlighted that in the last financial crisis, unleashed mainly from the real estate sector, there were many components .

The minister has also referred to the Housing Law, saying that "it does not go against anyone and does not attack the sector", after criticism from various real estate spheres and from the political spectrum, adding that "legal certainty is needed but also protect the citizen".

Raquel Sánchez has made the inaugural visit to the International Real Estate Exhibition, (SIMA), an event that starts this Thursday until Sunday at Ifema Madrid, and which will serve to expose the advantages of the Recovery Funds for Urban Rehabilitation and Regeneration, which have 6,820 million euros.

The minister has been accompanied by the secretary general of the Ministry's Urban Agenda and Housing, David Lucas, and by the general director of Sepes, Fidel Vázquez, an entity the latter that has 1,000 million euros from the Recovery Funds.

Sepes urbanizes the land to obtain the plots suitable for housing the construction of public housing on an affordable rental basis. It is currently developing land to accommodate 5,697 affordable rental homes, included in the Affordable Rental Housing Scheme.
