Spain requires an investment of 1,445 million euros each year until 2030 in the construction of nursing homes to meet the minimum objectives set by the World Health Organization (WHO), which sets 5 beds for every 100 people in the population. the elderly the objective, compared to the 3.1 beds in Spain.

According to the latest study carried out by Atlas Real Estate Analytics, just to maintain this proportion it will be necessary to invest up to 6,000 million euros in the coming years, since the number of older people is increasing more and more (11% in the last 7 years ) and if no new supply is placed on the market, the ratio will go down.

For this reason, in order not only to maintain but also to increase this proportion to the recommended 5 beds per 100 people, Spain will have to invest some 13,000 million euros between now and 2030 and continue to incorporate a new offer to the 380,000 beds in the country in the present.

However, despite the confirmed investment in Vizcaya, Barcelona, ​​Valladolid, Madrid, Toledo, Valencia, Seville and Malaga, the rate of population aging in these provinces is higher than the rate of bed construction, so it is expected that in these 8 regions even lower the ratio with respect to the current one.

Now, 30% of the provinces have a proportion of less than 2.49 beds, while 44% are still between 2.5 and 5 units. Only 26% of the Spanish provinces have a supply equal to or greater than the recommended minimum: Ávila, Burgos, Cáceres, Cuenca, Guadalajara, Huesca, Palencia, Salamanca, Segovia, Soria, Teruel, Toledo and Zamora.

In 2021 and 2022, the confirmed investment in 'senior living', as this type of real estate market is called, has been 2,553 million euros, with 700 residences under development and around 48,300 new beds.

On the demand side, it is expected that in 2025 it will rise to 210,381 beds in an independent format and nearly 3 million beds in an assisted care format.

Some of the main investors in this market are companies such as Adriano Care, Avintia, BAE Systems, Caser, Culmia, Grupo Lar, MSG Seguros, Pryconsa, Swiss Life or Urbas, while Orpea stands out among the operators, with 87 centers and 11,311 beds in Spain, or Domus Vi, with 169 centers and 26,400 beds.
