Colonial sells three office buildings in Paris and Madrid for 60 million euros

The Colonial Group has sold a new 6,300-square-meter office building in Paris, in addition to the two sales already announced at the beginning of the week in Madrid with a combined area of ​​almost 11,000 square meters, for a total value of 60 million euros .

The building in the French capital, called Le Vaisseau al Institut Catholique de Lille, was designed by Jean Nouvel for the CLM BBDO advertising agency in 1992 and is located in Issy les-Moulineaux, as reported by the socimi listed on the Ibex 35.

This new divestment coincides with the sale recently made to the Socimi Ibervallés of two other non-strategic properties for the company located in Madrid, one of them occupied until now by one of Indra's subsidiaries.

This is the property located at Calle de Alcalá, 506, which also has two commercial premises on the ground floor and 205 parking spaces, with an average area per floor of more than 1,400 square meters.

The building is located opposite the entrance to Parque Quinta de los Molinos and has the Suances metro stop at its door. The design of the remodeling building that Ibervalles will carry out will be carried out by Tétris, the design and construction division of JLL.

The asset is located in 'MADBIT', a technological district and one of the main office areas in projection in Madrid, which has been consolidated in the old industrial estate of Julián Camarillo. It is an area that is becoming a benchmark for national and foreign technology companies, transforming the available office park.

The other building sold in Madrid has a leasable area of ​​5,640 square meters and is located at Calle de Josefa Valcárcel, 24, on the axis between the A-2 and Arturo Soria. In this case, the reform and adaptation of the asset will be carried out by Estudio Lamela.

"The divestment of these assets responds to the active rotation policy of the company's portfolio, based on the divestment of non-strategic assets located in secondary areas, and the acquisition of prime office buildings, located in the CBD areas of Paris. , Madrid and Barcelona", stated the CEO of Colonial, Pere Viñolas.

The socimi defends that these three sales have been made under advantageous conditions for the company and with an overall premium of more than 10% over the appraisal values. In 2021, Colonial divested non-strategic assets worth €349 million, at a premium of 11%.
