The rental offer in Spain hits minimums after falling almost 28% compared to 2020, according to UVE Valaciones

The rental offer in Spain has been reduced by almost 28% compared to 2020, going from 81,980 in April 2020 to 59,419 in the fourth month of this year, the minimum in the historical series, according to an analysis by UVE Valuations from data from the Idealista real estate portal.

The report concludes that, despite the fact that confinement produced a very strong increase in rental offers - which went from 81,980 to 145,116 between April and December 2020, due to the transition from tourist homes to rentals -, starting at the end of the 2020, the supply fell and remained in the range between 60,000 and 80,000 until the current moment.

Although at the national level the number of offers is at a minimum, almost no province is, which is explained by the lack of synchronization in the evolution between the different provinces and by the enormous relative weight of the provinces of Madrid and Barcelona in the rental market. In fact, between the two they accumulate 26.54% of the offers.

By adding the provinces of Alicante, Málaga and Valencia to the offer of Madrid and Catalonia, 48.75% is reached, while, in the sales offers, the provinces of Madrid and Barcelona only accumulate 15.80% of the offers. and the five provinces mentioned only reach 38.17%.

When comparing the number of rental offers in relation to the housing stock of each municipality, it can be deduced that in Madrid the offer represents 0.47% of the total housing stock and in Barcelona 0.57%, which implies that In relative terms, the rental offer is somewhat greater in Barcelona than in Madrid.

However, the study warns of a reduction in rental supply in Barcelona in the last two months. Thus, in April of this year, offers in Madrid amounted to 7,228 and those in Barcelona 4,644.

For the president of UVE Valuations, Germán Pérez Barrio, the downward evolution of offers in Barcelona in the last two months, compared to that of Madrid, which remains between "stable and upward", is due to the limitation of rents in stressed areas, a measure that is discouraging property owners in Barcelona.

For this reason, Pérez has indicated that the solution to reducing the rental supply in the country involves, in the medium and long term, building housing for affordable rental with formulas such as public-private collaboration and, in the short term, increase supply by encouraging owners of empty homes to put them on the market
