The price of rentals is reduced by 0.2% in the third quarter, according to piso.com

The price of rentals registered a fall of 0.2% in the third quarter, to stand at 10.2 euros per square meter, according to data published this Tuesday by the real estate portal piso.com.

Despite the quarterly fall, rents show an increase of 0.1% in September compared to August and a rise of 3.98% compared to the same period of the previous year.

The director of Estudios de piso.com, Ferran Font, confirms that, despite the rise in rental prices in almost all provincial capitals, there is a containment of monthly payments in the national average "without rises above the 1% from a year ago.

"Tenants have less spending power due to inflation, so any increase, no matter how small, destabilizes the budget available to Spanish households, which is already tight," he adds.

Font considers that from the supply side "rent control measures" weigh, although he acknowledges that the Housing Law "has not yet materialized."

The most expensive provincial capital to live for rent was Barcelona, ​​with the price per square meter at 18.88 euros in the third quarter. In Madrid, the square meter stood at 17.29 euros, and in San Sebastián, at 16.68 euros.

On the contrary, Zamora was the cheapest provincial capital with 6.01 euros per square meter. Other economic provincial capitals were Orense, with the price per square meter at 6.06 euros, and Ciudad Real, at 6.27 euros per square meter.
