The demand for the purchase of a second residence is at its highest levels since 2017, according to Fotocasa

The demand for the purchase of second homes continues the upward trend that began in 2021 and has increased by two percentage points in 2022, already reaching the highest levels reached since 2017, according to Fotocasa.

Before the outbreak of the pandemic in 2020, the demand for acquiring a second home stood at 9%, continuing the downward trend that it had been maintaining since 2018, a trend that was broken in 2021, when it reached 11%.

After two years of the pandemic, the search for second homes continues to grow and represents 13% of the total demand to buy a home, which translates into an increase in purchase demand of 44% since the start of the pandemic.

According to Fotocasa's analysis, 65% of these second home applicants seek to buy a second home and 35% to rent, producing a major change of course because the demand for purchases grows by 9 points to the detriment of rentals.

In 2020, the demand trend was 40% purchase compared to 60% rental, but in 2021, in the midst of the transformation of the market, rental began to lose weight with 56% compared to 44% of purchase.

In terms of territorial distribution, Andalusians are the ones who demand the most housing as a second residence, since they represent 22% of the total, after growing two points since 2021. The four-point rise in demand for second homes is also relevant. housing in the Valencian Community, which goes from 7% in 2021 to 11% in 2022.

The biggest change occurs in Catalonia, where demand falls by 12 percentage points to 6%, presenting levels even below those of 2020 (9%). The people of Madrid have also lost their appetite for buying second homes, since the start of the pandemic (21% in 2020), which has been gradually decreasing to 19% this year.

The main difference with respect to the previous year regarding the profile of the buyer is that there is a decrease of 15 percentage points in the group of women, going from 52% in 2021 to 37% in 2022. Therefore, the buyer of second residence is mostly a man (62%) and the average age continues to trend upwards to 41 years.
