Spaniards who telework are the ones who most want to change homes, according to Aedas Homes

The level of desire to change homes among remote workers is the one that has increased the most in June this year, up to 6.8 points out of 10, while it stands at 5.8 points among people who do not telework , according to the Aedas Homes Observatory for the month of June.

Thus, the group of people who work remotely at least one day a week has gained weight among the potential applicants for new-build housing. Together with this group, those who live for rent and those who are moved by factors such as sustainability, represent the other groups that show a greater desire to move, with 7.1 and 6.7 points, respectively.

Compared to the previous year, the level of desire to change housing has increased by 0.5 points, from 7.1 points to 7.6 points in June 2022 among people who work remotely one day at a time. week.

This figure falls to 6.4 points for those who connect from home more than three days a week, which is 0.7 points less than a year ago. As pointed out by Aedas Homes, this decrease could be due to the fact that these workers "have already found a house prepared for remote work in recent months" and "are clear" that they will not return to a work format outside the home.

As explained by the Director of Data at Aedas Homes, Jorge Valero, people who telecommute are more aware of the importance of having a custom workspace in their homes and for them it is a "decisive" factor that new homes have with spacious common rooms or offices.

By autonomous communities, Madrid and Catalonia are the territories where most people telecommute, with percentages of 28% and 27%, respectively, and are also the regions with the most dynamic residential market, which means that remote work is a further incentive for the change of housing.

The study also identifies the levers that could boost the purchase of a home. Among the main facilitating mechanisms cited by the interviewees, 36% emphasize that it would be interesting to recover the deduction for purchase, while 28% refer to access to mortgages that finance more than 80% of the price of the house and 22% put on the table a possible reduction of VAT or ITP (Tax on Property Transfers and Documented Legal Acts). Lastly, 14% of those surveyed focus on renting with the option to purchase as a bridge to ownership.
