Montepino will go public on Euronext Paris this Tuesday with a value of 951 million

Montepino, a socimi promoted by Valfondo Investment Management and by Bankinter Investment SGEIC, has received the 'green light' to begin trading on the Euronext Access in Paris on June 6 with a total value of 951 million euros.

Montepino's board of directors has set an initial trading price of 11.07 euros for each company share, the total number of which amounts to 85.98 million titles, in such a way that the company's capitalization rises to 951.88 million euros. In addition, the socimi currently has more than 1,800 shareholders.

It should be noted that the firm was incorporated in March 2022 as a socimi with the precise objective of going public, for which it had a two-year term, until 2024.

Montepino's portfolio is valued at 1,209 million euros at the end of 2022 and consists of a gross leasable area of ​​almost 1.9 million square meters. It is made up of 46 logistics assets, of which almost half correspond to rented warehouses (21), while the rest are land for development and future promotion (16) and buildings under construction (9).

The socimi is owned by Bankinter Investment (6.4%), Seguros Catalana Occidente (6.32%) and Valfondo Inmuebles (5.1%), while the rest of the capital (82.15%) is in the hands of investors institutional and Bankinter customers.

Valfondo Inmuebles, in turn, is 100% owned by Valfondo Holding, which is 50% owned by Juan José Vera Vera and 40% by Juan José Vera Villamayor, both managers at Montepino.

The board of directors is completed with Fernando Moreno and Íñigo Guerra as representatives of Bankinter in the socimi, and three other external directors -not owners- whose search was also carried out by the bank: Ignacio Larrú, Víctor Martí and Íñigo Gortázar.

In addition, it has an investment committee, separate from the board of directors, made up of Pedro Sagües, Arantzazu Janariz, Juan José Vera and David Romera.

MANAGEMENT AND STRATEGY

The management of Montepino's assets corresponds to Valfondo Investment Management, a real estate investment management company specializing in the Spanish real estate logistics segment. For its part, Bankinter Investment provides strategic advice to the company.

The business strategy pursues the consolidation of the current portfolio of the Socimi through the completion and rental of the assets that are currently under construction and through the promotion of its land.

In Spain, Montepino is present in the central area (mainly Madrid and Castilla-La Mancha, around the Corredor del Henares) and plans to increase its activity in different areas of Catalonia and the Mediterranean corridor, as well as expanding its business to large centers cities like Seville or Bilbao, among others. In addition, it is also present in Portugal, where it develops the largest logistics project in the country.
